REQUIREMENTS: Two (2) night minimum stay is required, except during peak and holiday periods when minimum stay requirements are longer. Last minute reservations are always welcome but are subject to availability.

PAYMENTS: Payments may be made by personal check, cashiers check or money order. Returned checks may void your reservation.

A $500 nonrefundable reservation deposit and your signed Reservation/Agreement is required within 7 days of confirmation. 

Full payment (less Reservation Deposit) of your total rent, $750 security deposit, larger deposit with pets, 10% Douglas County Room Tax, and $190 cleaning fee are due 60 days prior to arrival. Directions will be faxed to you upon receipt of full payment.

CHECK-IN TIME is 3:00 PM and CHECK OUT TIME is 10:00 AM sharp, no exceptions. Unauthorized extensions beyond check out time will result in a half to full day charge against your security deposit. To avoid such charges please call us prior to 10:00 AM to see if a late check out is possible.

TELEPHONES: There is a telephone line that allows unlimited local calls but will require a calling card or credit card to place long distance calls.

Rental Terms: Your $500 reservation deposit will guarantee your dates, your balance is due 60 days prior to your stay. A security deposit of $750 is required to cover any damage to the property, other than normal wear and tear, including missing items, extraordinary cleaning, and long distance phone calls are the responsibility of the tenant. This amount will be refunded within 30 days of departure less any damage. All rents are non-refundable once paid. 

Occupancy & Parking: Over-occupancy of more than the total people the home sleeps, including children, is not permitted. Parking of more than two vehicles at the Lakeview Home and three vehicles at the Mountain View Home is not permitted.

SMOKING & PETS: These are Smoke Free Homes. Please inquire before bringing a pet. Unauthorized pets may jeopardize your security deposit.
